BRIDGING FINANCE

Bridging finance can be used in many areas such as:

■  Purchasing property when funding is required very quickly.

■  In refurbishment where the property is not suitable for a standard lender to lend on.

■  Equity release when funds are required for another project or purpose.

Bridging finance is very flexible short term funding, typically borrowed for between 1 and 24 months,  secured against residential investment or commercial property, land or development sites, by way of a first, or second charge.

Underwriting is mainly based on the asset as opposed to the client’s income.

Funding is generally lending up to 85% of the Loan to Value. Typical Loan size is £500K to £25M+.
